Why Bradworthy Bi-Fold Windows and Doors?
Our system has been designed with weather seals around the internal perimeter so during heavy winds and rain the doors are pushed back harder against the weather seal resulting in no drafts entering your house and consequently no water seepage. For this reason our system has been designed to open externally not internally.
We only use Western Red Cedar because of its stability, Stainless Steel hardware, 6.38 laminated glass and paint /stain prior to on site installation which we prefer to do ourselves.

Can I create a large Bi Fold Door in my home?
If you wish to enlarge an opening in your home and install Bradworthy Bi folds - anything that requires altering the structure of your home (ie house frame) requires council involvement, structural engineers and building permits.

However
If applicable, using the existing openings and replacing your existing windows, sliding doors etc – would be more economical due to the house frame not being altered.

We wish to use our window in front of our kitchen sink as a servery, can we install a bi fold window flush with our bench top including a wider than normal sill?
Typically kitchens are designed with a “splash back” or tiled “up stand” in front of any sink or trough to catch the water spray etc and to make cleaning up easier. By taking the “up stand” away and installing a bi-fold window flush with the bench top, can be achieved, but ultimately makes cleaning up a lot harder. We can increase the width of our bifold sill to incorporate a servery bench, however we recommend installing an independent bench, fixed to the under side of our sill extending both sides, sitting on an independent supportive structure. This independent bench we normally supply using the same material and edge profile as our sill, also placing a radius on each corner. This enables our copper weep holes to vent water build up in the bottom track and insures the bottom guides remain stable. What about insects?
Bi-Fold doors are designed to open up an entertaining area and normally are only open during entertaining however if ventilation is required while the doors are closed a Sashless window can be incorporated into a Bradworthy Bi-fold door providing ventilation all year round without having to open the doors, giving greater control over indoor comfort whilst eliminating the need for impractical flywire doors. These sashless windows have two security locking positions,either closed or open (100mm), with low friction slides and a large anti-jam sliding clearance.

Do I Build the verandah first?
Generally the Bi fold doors are installed first, with the new decking or verandah butting up to it.

Will it be flush with the floor?
Typically the internal floor level should be the same level as the external decking so the client does not experience any change in floor levels when stepping from one floor area to another. However there is a small plant-on for the doors to close against thus it is not entirely flush with the floor. Removal of this plant-on results in drafts, water penetration, the doors rattling and the homes thermal rating diminished.

If we remove our window and replace it with bi-folds can we have ventilation when the doors are closed?
Yes. A sashless window built in one of the doors will provide ventilation as required. A surface mounted fly wire to the external face can also be added.

Can we paint or stain ourselves?
Jennings joinery prefers to paint or stain prior to glazing and assembly to properly seal the product. Also when using 6.38 Laminated glass (which is thicker than normal glass), if the inside rebate is not painted or stained prior to glazing then after the product is glazed the unsealed surface behind the glass edge is visible and un protected. Also after the bi-folds have been installed it is very difficult to coat the top and bottom of the doors to seal then correctly. After installation the client is responsible for the final 2 finishing coats.

Can the doors open inwards?
Yes, but there will be no weather protection. Our system is designed to open externally with the weather seals around the internal perimeter so during heavy wind and rain the doors or sashes are pushed back harder against the weather seals resulting in no drafts entering your home and consequently no water seepage.

What type of Bi Fold hardware do you use?
Centor concealed Stainless Steel E2 tracking system. Accompanied with Brushed Metalic lockable and non lockable drop bolts. Stainless steel cups to ensure the doors are held against the weather seals at the correct tension without the possibility of sill deterioration or vibration.

What type of Door Handle hardware do you use?
Zodiac handles
Features include: Damping action on lever return (unique to Zodiac)
Benefits of Damping action include silent operation and vastly improved wearability due to the virtual removal of deterioration of moving parts caused by the impact of an un-damped lever returning to the resting position.

What type of Mortice Lock do you use?
Heavy Duty Protector Series 735 Mortice Lock
Features include: Hardend steel anti- drill plates Anti-saw protection bolt
Heavy Duty 16mm throw Brass dead bolt with hardened steel inserts
This lock surpasses the highest levels (S3/D3) for security and durability under AS 4145.2

Fly wire screens for bi fold doors?

What type of timber do you use?
Western Red Cedar with Merbau sill. We specialize in Western Red Cedar because it shrinks and contracts less than other timbers resulting in less surface cracks when painted or stained. Also with bi-folds it is imperative that the doors remain stable to ensure they open and shut properly.

Can I use a different timber or aluminium?
No. Jennings Joinery specializes in Western Red Cedar and only builds bi-folds in Western Red Cedar with Merbau sills.

What type of glass?
6.38mm Laminated clear glass. This is used because of its acoustic ability (blocking out 24% traffic noise, 13% voice noise), safety during glass breakage (will not shatter like a car wind screen – which typically is 4mm toughened) and blocks out most UV rays. Because the glass is thicker your home receives a higher thermal rating resulting in cheaper heating and cooling costs

What type of weather seals are used and can they be replaced?
Schlegel AQ21 weather seals, which are also used as an acoustic seal.
Yes they can be replaced.

What are the maximum height and width of a bi-fold?
Height 2.8m – 2.4 m recommended
Width 5.8m
Jennings Joinery does not recommend a service panel (door with handle) being any wider than 820mm but a bi-fold door without a service panel can go up to 920mm per panel.

Do you install?
Jennings Joinery prefers to install all their bi-fold doors.
Bi Fold windows are fully assembled and working in the factory. Removal of the existing window and installation of the new bi fold window is organized by the client.
